The Cámara Argentina de Comercio y Servicios (CAC) reported on Mar. 9 that the number of vacant commercial properties in key areas of Buenos Aires increased by 38.5% compared to the same period in 2025. The survey, conducted during January and February, found a total of 284 properties for sale, rent, or closed in the surveyed areas. This represents a 43.4% rise from the previous measurement taken in November-December 2025, when there were 198 vacant properties.
The report highlights that rental listings saw a significant increase of 158.8% compared to January-February 2025 and a rise of 91.3% from the previous two-month period. Properties for sale grew by 12.5% year-on-year but decreased by 25% compared to November-December.
According to CAC’s ongoing survey since 2014, all major commercial corridors in Buenos Aires experienced increases in vacancy rates except for Avenida Pueyrredón (0-1200), which remained unchanged from the previous period.
In La Plata, data analyzed by CAC based on research from the Federación de Mayoristas y Proveedores del Estado de la Provincia de Buenos Aires (FEMAPE) showed a sharp increase as well. During January-February 2026, there was a reported growth of 180% in inactive commercial properties—those for sale, rent, closed by authorities or simply shuttered—compared to the same period last year. This jump is partly attributed to a low base figure; only five inactive locations were recorded at the start of last year. Compared with November-December 2025, there was an increase of 7.7%, with a total of fourteen inactive premises detected during the first two months of this year.
These findings reflect ongoing changes and challenges within Argentina’s urban retail property markets as tracked by local business organizations.
